The Philippine real estate online marketing scene is heating up, what with Ayala Land’s latest project, Nuvali Evoliving, and the growing number of property consultants blogging online. Here are some observations and e-marketing tips for brokers, realtors, and agents.

1. Provide specific information. Typical real estate blogs show generic info. They focus on amenities, accessibility to this or that shopping area or school, or a long list of features.

But where’s the cost info? The monthly amortization schedule? A lot of property buyers ask about this, but most of the websites do not provide this.

2. Get over your fear. It seems that in the area of real estate, people are afraid to give out information unless you call them up first via telephone. They’re afraid of not getting credited for the sale, because the buyer gets in touch with someone else.

Yes, even after the buyer got the cost info from the site of the real estate blogger. Imagine, all that effort gone to waste.

Well, you don’t need to live in the shadow of the fear of stolen commissions. You just need to figure out how to easily provide the info to buyers (without requiring them to write you an email, or send you an SMS text message), and still get credited with the commission.

3. Be creative. Have you seen all those sites talking about Nuvali Evoliving? They almost all look the same. There’s not enough personality injected in the write-ups. Well, you can’t really blame them, especially when a project is in the pre-selling phase.
